40 acres raw land, about 7 miles north of Yreka, California which is the county seat. Old Highway 263 runs through corner (you own the little corner on the other side of the highway too - yellow line in one picture should have included it). Another picture, a faint orange line, does show the little triangle. Vacant land, good potential. Year round river nearby.  Paved access up to property. Dirt road going deep inside property. Possible branching dirt roads within. Small house once stood upon it, now in shreds by off road folk. Extent of any improvements unknown. Parcel outlined in yellow in one picture: Parcel no. 006 500 050. Parcel was formerly "sold as 37 acres," but, laying within T46N R7W, Section 36, which is 640 acres, it must have been originally 40 acres. (16 quarters of quarter sections divided into 640 = 40 each.) The "37 acres" is likely an estimate that allows for the highway 263 through the corner and its typically either-side-of road easements that accompany official highways everywhere. Thus, this property is likely an original 40 acres minus easements for Highway 263. They sold it originally with this in mind as 37 acres - subtracting an estimate of 3 acres for the easement. 3 might be a bit excessive. I haven't seen the NW corner, the little triangle in one of the pictures, which you would own, on the other side of the highway. Not saying for sure, but I don't think the easement swallows all the little triangle on the NW of the road. In other words, you might be able to do something with that little corner as well. Then you would have to notice slopes and such to see if buildable. One of the pictures (named "40 ac way in visual" when I uploaded) - not sure if this is an entrance to the property. If not, I think it's an entrance to another dirt road off Highway 263 near the property. Adds a bit anyway to giving you an idea of the terrain in the area.  $245,100 707 465 1468; 757 693 2021
