How do I price my home?

This is a very important aspect to listing your home. You want to price the home where you feel you will maximize the value. Carefully look at the nearby recently sold and actively for sale homes. Consider the size, condition, and features and choose a price you think is reasonable. If you want to spend a little bit of money to make sure you get it right, you can always hire an independent appraiser. This can cost anywhere from $500 – $900 depending on the size of your home.

Within the first few weeks of listing your home, you will know whether you have priced it correctly. You can use the below list as a general guideline to determine where you stand:

If you get a lot of showings but no offers, you are likely overpriced.

If you get no showings, you are probably overpriced.

If you get lots of showings in the first week and multiple offers over asking, you are probably under-priced.

If you get a few offers close to your price or slightly over, you are likely priced right.
