This is an important question because of a little known fact. If your home is listed on Zillow as a For Sale By Owner, as of 2024, your listing is hidden from the main search page, and therefore, hidden to 99% of buyers. Check out this video, and also see for yourself by searching for your home like a buyer would, by zip or map. Even Zillow tells you this here, but they don’t mention how it impacts you as a Seller. Listing on Zillow as a FSBO Seller does two things: 1. It gets you on solicitation lists for agents trying to list your home 2. It gets you in front of only those who know where to find Zillow FSBO listings (agents and low-ball investors). Many Sellers are unaware that their Zillow listing is essentially invisible to regular buyers. By using one of our preferred MLS plans, you can get your listing in front of real buyers who are searching on the major real estate websites, including Zillow as a normal visible listing.

If you opt for any of our packages which include the MLS, a commission of at least 2 percent is recommended to be offered to a buyer’s agent, and certain fees or listing side commission may apply. No, there aren’t any hidden fees paid to Homepie. We’re completely transparent about all the costs for our For Sale by Owner and MLS packages on our Packages and Pricing page. However, you will still deal with the normal closing costs associated with selling a home.

Homepie is now available for use in all 50 states. Homepie offers limited scope licensed real estate services in certain states. Some features may not be available in all states. If the contract is not available in your state, a Memorandum of Understanding will be generated and signed by all parties with the good faith agreement to memorialize a contract. Once your MOU is generated, you will be assigned to a local professional to help finalize your state specific contract.

Once all parties have agreed upon the purchase terms, in supported states, Homepie will instantly generate a digital purchase agreement. Once you’re in contract, you are responsible for promptly providing all the necessary paperwork and legal disclosures to the buyer. Once the buyer has their funds wired to the escrow company, your mortgage (if you have one) will be paid off first, then the remaining funds will be deposited into your bank account. If you are not in a contract supported state, an MOU will be generated in place of a contract, which can be used to fill out an appropriate state specific contract. Since there are a lot of moving parts to the home selling process and it is often a stressful period, our previous home sellers have found working with one of our amazing Transaction Coordinators especially helpful. If you choose to pay for Transaction Coordination services, your dedicated Transaction Coordinator will handle all of the paperwork, keep track of all deadlines, send out relevant reminders to both parties, and help the transaction close on schedule.
