What makes Homepie different?
If you are in the market for a low-cost solution to selling your home, you will find that Homepie is unique. We are not a discount brokerage, we are not an agent referral network, and we are not a full-service brokerage.
We are a technology company, with a marketplace for real estate, backed by powerful cloud-based software. Think of us like TurboTax meets Autotrader, for real estate. Our automation and processes empower homeowners to sell their own homes with confidence and ease. Unlike most tech companies, we have live assistance with a real person anytime you need it.
We hold real estate licenses in most states we do business in so that we can provide access to the MLS, as well as offer expert advice for those sellers who choose our premium agent advisory service.
Our goal is to make it as easy to sell a home online, as it is to sell a car online.
I want to sell my home myself, but can I really do it myself?
You can sell your home with confidence using Homepie. We offer guidance every step of the way. You will have a dedicated concierge assigned from the beginning of your listing to help you through every step of the process of selling your home.
When a buyer is interested in your home, they will be able to propose an offer with ease directly on Free Home Selling Marketplace, List Your Home In Minutes, Search Exclusive Properties & Save, All The Tools You Need, No Commissions, No Fees, Live Support. Best of all, in supported states, a bonafide purchase contract will be generated for eSignature for free. If the contract is not available in your state, a memorandum of understanding will be generated for eSignature with the negotiated terms. It’s important to understand that despite this document being signed by all parties, it is not a binding legal contract and it’s incumbent upon you to translate the terms into a binding contract for signature.
Worried about the other paperwork and required real estate disclosures? No worries there, you will have one of our professional transaction coordinators available to guide you every step of the way through closing, and all legal paperwork is included.
How do I get a purchase contract and all the legal paperwork?
In supported states, you can obtain our free purchase contract by using our free online offer, negotiation, and contract generator tool that is built into the site. This tool makes it a breeze to negotiate with your buyer, and the entire process can be done in minutes with real-time notifications. By contrast, negotiating the traditional way typically takes days, if not weeks, of back and forth.
Once you and your buyer agree to all terms, a
is automatically generated and presented to all parties for digital signatures. As soon as all parties sign, you have a legally binding contract.
If the automatic contract is not available in your state, an automatic
Memorandum of Understanding
will be generated with all agreed upon terms for eSignature. As mentioned, it’s important to understand that despite this document being signed by all parties, it is not a binding legal contract and it’s incumbent upon you to translate the terms into a binding contract for signature.
At this point, we highly recommend you use our professional Transaction Coordination Service.
With this service you get a dedicated Transaction Coordinator who will communicate with you frequently. They will provide you with all legal paperwork and all necessary seller disclosures needed to take you over the finish line with confidence.
Homepie sellers rave about this service, stating they would have easily paid triple for the guidance and availability they received from their Transaction Coordinator. You can see plenty of online reviews mentioning these folks by name, thanking them for making the process seamless and effortless.
How will I price my home?
Homepie offers Professional Pricing Analysis with most of our marketing packages, or you can purchase this a-la-carte. This deep analysis will give you insight into the recent activity near your home and will help you price your home correctly. Having a well-thought pricing strategy based on market conditions upfront can get you the best price, strongest offers, or even the fastest sale depending on your goals. Completing this process up front will allow you to minimize frustrations.
How do buyers schedule showings?
Buyers can submit showing requests directly from your listing page. You will be notified by email and text when you receive a showing request. This request is set up to enable an in person visit, or virtual visit through a variety of mediums like FaceTime, WhatsApp, Zoom, etc... It is up to you to accept these requests and confirm the time and method of connection. Walking a buyer through your home virtually is a wonderful way to help minimize the time needed to meet with buyers who may not know exactly what they want quite yet. Once you meet them in person, then you know you have a serious buyer that may be willing to act in writing you an offer.
How do I show my home on the MLS and popular real estate sites?
We highly recommend you choose a marketing package that includes an MLS listing. Once on the MLS, your home listing will almost instantly be sent to 100’s of real estate websites. The most notable sites where Homepie’s MLS listings show are: Zillow, Realtor.com, Trulia, Homes.com, Hotpads.com, Redfin.com, Movoto, and RocketHomes. Without the power of the exposure you get from an MLS syndication, you can expect it to take longer to sell your home. This is why 95% of our customers choose to list on the MLS. The best practice is to have a complete listing and professional photos prior to initiating your MLS listing. The adage that you only get one chance to make a good first impression genuinely applies here!
What are the steps to be most successful when selling my home?
First, prep your home by getting it cleaned up and ready for sale. Order a For Sale sign and professional photos for your listing. Market your home by listing it on the MLS to obtain optimal exposure. Buyers will find your property on the internet and can submit instant offers directly to you on homepie.com. You can easily reject, counter, or accept any of these offers. Our system makes it easy, and we are here to help if you need it.
How important is it to have professional photos?
Professional Photography is in the top 3 most important things to do when selling your home. Your goal is to get buyers to fall in love with your home before they see it. You can make that happen by making them really feel what it will be like living there, and it all starts with having professional quality images. This cannot be accomplished with a cell phone. Even though there are some great cell phone cameras out there, a professional photographer of real estate, specifically, is an expert in angles, lighting, and editing. It is a night and day contrast when comparing a good amateur photo to a good professional photo.
The amount you pay for photography has immense value and can’t be understated. You get on average 6 times more buyer inquiries, sell 32% faster, and you’ll sell on average for $10,000 to $31,000 more. Photography is a must.
Do you offer any licensed agent assistance?
Because we had many sellers ask for an expert level of service, we now offer a remote agent advisory service. With this service, you have access to a licensed agent to help you with a thorough pricing strategy, understanding and comparing complex offers, guide you through best practices in negotiating offers as well as repairs during escrow after the buyer inspects your home.
My home is already on Zillow, why do I need Homepie?
For Sale By Owner listings on Zillow used to be a fantastic way to get free exposure of your home for sale online. However, this changed when Zillow made some updates to their site. Now, all For Sale by Owner homes are separated and hidden from traditional agent listings. In simple terms, they have become hard for buyers to find. If you list your home on Zillow, you will quickly learn that most of the inquiries you get are agents who want to solicit you to list with them. Most sellers complain about the amount of agent calls they get trying to persuade them to list their home with them.
Additionally, a FSBO Zillow listing is simply a poster board. Zillow does not enable you to actually perform as a seller. If you are lucky enough to get a buyer, then you are on your own. Contrary to Homepie, where you and the buyer are guided at every step of the process so you can sell easily and confidently. Homepie is the only site that offers a free offer and negotiation tool that automatically produces a purchase contract, then has a Transaction Coordination Service to guide you through the balance of the process with all the required legal forms so you can confidently close escrow and not worry about the paperwork.
Listing on the MLS through Homepie will not only put your listing on Zillow in the traditional listing and publicly visible area, but it will also be seen on 100+ more websites including Realtor.com, Redfin, Homes.com, and Trulia.
We are in the business of helping sellers list and close on their homes. Zillow is in the business of selling leads. We are very different.
I already have a buyer, can I use your contract tool?
Yes! You can create a simple free listing, then share it with your buyer. Your buyer can then easily submit an offer proposal through the system. This simple step-by-step process offers video tutorials, simple definitions, and deeper discussion on each of the terms of the offer. Once you all agree to terms, in supported states, the contract will be generated. Once signed by all parties, it is a binding legal contract that is yours to keep. In states where the automatic purchase contract is not supported, a memorandum of understanding will be generated for eSignature which is not a binding legal contract. It’s incumbent upon you to translate the terms into a binding contract for signature.
For closing, we can set you up with our partner escrow company, or choose your own. We can also handle all the paperwork and legal disclosures needed, if you choose our Transaction Coordination services.
Does Homepie work with real estate agents?
Yes, Homepie makes it easy for buyers that have agent representation to make offers on seller direct listings. If a listing is on the MLS, then the real estate agent knows the commission offered by the seller. If a home is not on the MLS, it is still possible to ask the seller to pay a commission when going through the offer process. At the beginning of the offer creation, there are fields to enter the Agent information along with contact email and license number. Once an offer is accepted, Homepie's Transaction Coordinator can provide other standard documents and disclosures that are typical to an agent assisted real estate sale. We help educate sellers of this process so they are not surprised by the additional disclosures. Please reach out to us directly if you have further questions about this or any other topic related to real estate agent participation.
