This is a very unique condo, in that it is located in one of only 10 or so buildings in Miami Beach that actually allow short term rentals. Code compliance has been shutting down the illegal rentals - this one has a license to do short term rentals and is already set up, with a property manager and cleaner. I have been operating it remotely as I travel, but my hearts not in it, and I have an ongoing family health emergency, and the condo and furniture are tired. On a whim I figured I’d list it. I’ll sell it for the top range of the Zillow estimate, because it’s a very rare and busy business. This condo has a walk score of 96, and a rating on the rental site of 4.83. The condo was available as a two bedroom, which a neighbor converted to a two bedroom. So to be clear, you can drywall and add an interior door and make it a two bedroom condo, at which point you could rent to six people at a time. Right now it’s a one bedroom with a max rental capacity of four by the license. The condo could use a refresh. There are cracks in some of the floor tiles. The kitchen cupboards are tired and need need doors or painting etc. Bedside tables need replacing and a mirror came off the wall in the bathroom. There’s a relatively new air conditioner unit and limitless electric hot water heater. Two pull out beds, and a king bed in the master. Half bath is toilet and sink. It’s a four story, 12 unit building, mostly, if not entirely owned by investors doing short term rentals, higher end than me. They’re charging a lot more than me.
