The house sits on a large paver brick lot(some sections needing repaired), 3.5 lots according to the Historic District. The house faces southwest where you experience the most amazing sunsets from nearly a 360 degree vantage point. A canal runs along the south side of the house and from the large front windows you look out onto the Killing Fields bay and the Matlacha Preserve. Dolphins are through quite regularly. After Ian, the house was completely rebuilt, including updating plumbing, electrical, ac, and hot water heater. The metal roof is undamaged and one small portion of the soffit/facia needs replaced. Some way some how, the ac, air handler, and hot water heater still work. The value of this location is the property, although you really have 3 options going forward: do an interior rebuild, raise the house, or in my opinion a last resort is to tear the house down and do a total rebuild. Another important point is the is grand-fathered in under the old flood maps. As such, the flood premiums really aren't that bad and I believe our current policy is transferable to the new owners.
