Want to own your own place for 1/10 what houses cost these days? Are you into gardening? Then you will love this place. For sale is my 2 bed, 1 bath mobile home in a all ages park in beautiful Grass Valley. It is a 12x46 single wide with a 10x10 room addition on the living room. That adds up to 652 sqft. Perfect for a couple but was big enough for our family of 4 and already has some childproofing features. We moved up here 2.5 years ago but could not afford a home. We were about to rent a tiny place for $2k but stumbled upon this mobile the day it came on market and swooped it up and wow has it been great and saved us a lot. It was pretty outdated when we moved in so we did a big remodel and now it doesn't look or feel like an 70's mobile inside (I worked in construction for many years). Inside remodel includes new cabinets, counters, luxury laminate floor, lights, kitchen sink & faucet, shelves, storm windows, curtains, bathroom sink/vanity, carpet in one room (not sure how old the other carpets are but not original), smoke and CO detectors, various other small things. The lot is one of the best in the park. its one of the biggest and has a view! The sun rise from front deck is beautiful. Because its on a hill, you can see over the neighbors house and miles out over forest. Also because its on the back side of the hill, you dont get road noise from 49 like the front half of the park does. We sit on our deck and listen to birds and wind. Its also a very quiet park. The neighbors are very nice and we never hear music or other noises. just nature. Its a peaceful place to live and great for kids. People look out for each other. Other features: - Large lot. One of the largest in the park. - Large, shaded parking area. also one of the largest in the park. some lots only fit 1 car. I had my 25' RV parked here with my van and 3 cars! - Front and rear yard. large for a park. - View - Front and rear decks - Huge, fenced raised bed garden on drip system - 3 smaller garden beds on drip system - Large, 8x10, framed shed/workshop - Enclosed exterior laundry room. We had laundry, chest freezer and lots of storage in this room which fees up space inside. - Brand new furnace (this year) - 2 year old dual fuel backup generator (gas and propane) inside a covered enclosure. - 2 widows are dual pane and others have new storm windows added (second window pain added inside each. makes a big difference) - Turf lawn in front yard. great for kids. - Gravel in back yard. I have a fire pit and chairs here but was going to put a gazebo and hot tub. Space rent is $831. with trash and utilities, Im around 900-1000/m. They just raised it a couple months ago so I dont think there will be another for a while. We absolutely LOVE Grass Valley and all the fun community, businesses and events going on there. It is beautiful and a happening place and growing so home values will continue to go up. Unfortunately we have to move for work reasons. The park is called Grass Valley Mobile Home Village and it is very nice. It does have a community building and swimming pool. The manager is nice and helpful. There is a storage lot that they are working on currently but will be available soon. I would like to do a person to person sale. this is how I bought it and it was very easy and cheap. These older mobiles (pre 85) sell like a car sells. you just do title transfer with CHCD website. Also, no property tax! you just pay yearly registration like a car. I just paid it for this coming year and it was a whopping $33 :) I'm not done cleaning, painting, fixing up but I want to get the add up and get things moving. Once I'm done and get professional photos, it may get listed with a realtor (in which case the price will go up). Hit me up early and save.
